Follow up:
1. What the notary told me is that the documents that seller provides requires certain expertise to verify, he can't tell right away it is a person or company and he does not want to "do this kind of search on the file".
2. The seller confirms me that the property was under his company name but now it is under his personal name. Also he called the notary to clarify.
3. What my agent told me is that certain notaries do not want to take the cases involving complexities because it is a profession with lots of responsibility. The way they run their business is that they ask for a little less but only deal with simple cases and do minimum verification on files. The one I got is apparently one of them.
I am going to find another notary then see what happens.
