crazy. the corner unit on cavendish was below 400k at the beginning of the year 2009.

btw the one developed by montclair is not in brois-franc. it's in new st-laurent.  new st-laurent is cheaper than brois-franc.

应该就是在２００８年底和２００９年初，房市是在下降的时期。
那时就是BOIS FRANC满街都是待售的牌子的时期。愁卖。现在不愁了。

It depends. Some mental people are asking too much and it does not sell quickly....I know a Korean family is selling their condo on Alexis-Nihon asked for 398K in this spring. The condo is 5 1/2 with 2 garages but it was built in 1998. And I saw the pictures, nothing impressing me, and right under the frequent flights area. Don't know what they think ... Last month, they reduced asking price to 392K....seems like the sell is not happening well and they had to lower the price. But still, this kind of condo at 392K is not reasonable at all.

你不信了。２００８年底和２００９年初市场真是不一样的。
后来我们去问新房的时候，开发商自己都承认前几个月的给的是特殊OFFER。
我记的我们问的价格比你买的还好点。当初我们都问过的。(如果没记错的话，是４７.６万全包括，包小册子上全OPTION)
开发商就是这样的。他们看市场情况。
往上调价没有人会抱怨的。反正买的晚买的贵是正常的。
买的晚，但是尾巴，有时也会有OFFER.

凡是共享车道的TOWNHOUSE都会有CONDO费。双车库的一定是共享的。
还有可能再加草坪。

不知道这个叫不叫CONDO FEES。
condo fees不是指共管区费用吗？
因为凡是有双车库的TOWNHOUSE都有共用车道，所以都是共管的。出口要扫雪。
那含除草费，说明草坪也是共管区的。你要想把草坪除一部分，换车道PATCH。或是加个喷泉之类的。理论上估计不可以了吧，要经过管理会的批准吧。

所以有一种FREEHOLD TOWNHOUSE，另一种是 CONDO TOWNHOUSE.
FREEHOLD有所有土地和房子。包括草坪和车道等。在所有权上和SEMI HOUSE 和HOUSE没有任何区别。
CONDO TOWHOUSE有房子。但草坪、DRIVEWAY啊什么的是共管的。
既然你交钱了，说明还是有共管区。只是你交的少。共管部分少。
但还是应该叫CONDO FEES吧。不然叫什么？

我知道N NEW LAURENT有不交管理费的。因为只有一个车库。但是和邻居要自己商量除雪费的问题。

楼下那个说还有屋顶。我觉的挺奇怪的。一般不含屋顶的。TOWNHOUSE都自已修的。
含保险什么的。

因为你们的DRIWAY 是共享的。所以所有的房主共同管理。这就是CONDO FEES呀。而且３５元一定不够。你的是水泥的吗？要修新DRIWAY时就一定不够了。
毕竟你不能拥有车道。所以一定不是FREEHOLD.
至于草坪。你能自己修吗？我就不知道了。你的THIRDPARTY能换一家吗？要一群人都同意才行吧。
我看过一些不交管理费的TOWNHOUSE。主要因为没有共享车道。如果有的话，只有两家共享。所以两家自己商量决定。
家数一多了，就要交费用了。因为要６家８家的同意决定了。

这个问题我其实一直没搞明白。但看定义付的应该就是CONDO FEES. 要不叫这个应该叫什么呢？
The main and most important difference between Condos and Freeholds is in the area of land ownership. In the case of a Condo Townhouse, the actual inside of the unit is owned. However, the outside of the unit and the land surrounding the unit and all the other units, driveways, lawns, gardens, etc. is owned collectively by all the unit owners, and is called the "common elements".  Each owner pays a monthly maintenance fee covering such things as grounds maintenance, common element insurance, and general upkeep of and outside maintenance of units. Owners meet generally once a year for a general meeting, elect a Board of Directors, and vote on issues brought forth by the Board of Directors.

With a Freehold townhouse, the owner owns the lot and house individually as one would in a semi or detached home and there are no maintenance fees per month. Owners decide at their own discretion when to replace the roof or repave the driveway, and, of course, the expense of doing so is theirs alone.

DETACHED HOUSE也要交费吗？
我觉的BOIS FRANC的TOWNHOUSE　ROOF一般是自己管的。要自己负责。都是各家修各家的。
但是车道就不行了。
如果平时不交钱，等１０年后一卖，新买家一接手就要正好碰上交钱修车道是不是就不太好了。

忽然想起来以前看见家家在刷门，都是一种颜色的。绿色的还是别的什么深色的。
这个是自己能决定刷的，还是有那个大管理会统一管理的？

门的问题不太确定, 你想得还真细,我得跟他们CONFIRM一下,虽然我也不打算换门的颜色.

BOISFRANC 是综合型社区,有全套的服务, daycare, clinic, depanneur, 理发店,餐馆,咖啡馆, 统一管理扫雪,公共环境卫生之类的, 就是为了整体都一致,看起来比较和谐干净. 但就算是CONDO,CONDO FEE也不贵.

以前一人傻乎乎的说BOISFRANC 不方便,因为没DEPANNEUR, 有趣, 没来过这就说没来过,也用不着这么自作聪明的瞎猜呀.

对房顶应该是各家修个家的,因为各家不共用房顶,都是错开的.车道的问题的确应该要弄明白.

因为我看见的。家家插牌子。在刷漆。。当时不明白。有疑问。那看来是统一的了。不能自己刷。颜色不一样就影响了统一美观了。
一个月３５扫雪割草，反正草也不多。。还可以吧。和自己请公司差不多。
就是不能自由选择，也不可以自己做，一定要服从管理。。

Yeah as you said, in front, 反正草也不多. People can stay happy as long as they can do whatever they want in the backyard.

The front door is all in metal, not sure it would be nice if painted in other colors instead of its original color.

就是各家前面都插个刷漆的牌子。

搬家我们用的李氏。还可以吧。
反正要你提前把所有的东西都放好箱子里。就会搬的很快。
