Hi,
Have a question: If I can not find someone to sublet my Apartment while I have to move to another city, do I need pay the landlord extra 3 months rent? Is this a law in Quebec?

No. The lease must be respected until the end. However the tenant could try to reach an agreement with the landlord or assign his lease.

“Between 3 and 6 months before the end of the lease”

在pdf文件中找上面文字。所指三个月不是说你通知后三个月，而是说租约结束前三个月，你才可以发不续租的通知。（这适用于租期为12个月及以上的lease）房东收到通知，也只表示租期到了即终止租约，并非提前cancel，还得交房租到底。

lease本身是一份合同，双方都需要遵守。为了保护房客利益，房东很难赶走房客，只要房客想住下去，且房东自己有房住。为了保护房东利益，fixed term lease没有提到如何cancel，只有不续新约一说，房客无故不得拖欠房租，有故，也得履行合同先，再寻求赔偿，不得用房租来抵扣维修费等，离开续寻人来替自己履行交钱义务。
当然indeterminate term lease就方便撤销，然而房客也就很可能被赶走。


如果双方同意，fixed term lease也可以cancel。至于房东是同意你交三个月还是一个月房租来取消lease，法律上并无规定，全取决于你们之间的协商。

法律并非没有给你解决办法，就是assign the lease，可能是华人很少住那么远，试着找老外吧，或者折扣再多些。

或者夏天，租给多伦多来玩的人，pointe claire风景不错的，有车的人不会嫌远。
