某君有存款1万元，欠汽车贷款1万元，房贷XX万元。想办三件事：1。还清汽车贷款1万元；2。还抵房贷1万元；3。买RRSP1万元。
请问如何在不增加负债总额（1万元）的情况下做到这三件事情？有点像乾坤大挪移，呵呵。可能吗？

1.buy the RRSP with 10g saving
2.withdraw the RRSP under Home Buyer's Plan to pay off the mortgage
3.get another mortgage to pay off the car loan

of course, it is plaussible.

is there a "First" before "Home Buyer"?  Not sure you can withdraw from your RRSP after you have bought your house.
the amount you took from your RRSP account has to be returned, else there are tax consequenses.

房贷也是负债。
负债总额不是一万， 应该是1 + XX 万。

i know what you saying, i didn't think of that. but it's only game, no need to go into that much detail.

a tax planning in real term requires much more information.
