请问租务条例

我现在租的房子6月底到期。我记得如果到期不续约,就应该提前两个月通知房东,对吗?房东在到期前两个月是不是也应该有信给我呢?
另外房东已经在经纪那里登记卖这个房子了。那如果房东换了人,我还能继续住下去吗?假设房子在5月卖出,而我在四月没有通知房东不续约,那6月30号以后的租约是不是自动续一年?
问题很复杂,不好意思。请知道的朋友指点一下!谢谢。

I remember the lease can be renewed for anotehr year automatically. The new landlord have no right to push you out even he buy it, except he want to live in himself or let his family member live in. If in this case, he should give you half an year (or less?) to let you find a new place.

This is a easy one.
The landlord should write to you at least 3 months in advance, You have to reply within one month receiving the letter.
If the landlord does not write to you, it means you can renew the lease at the existing rate for another yr.
If you do NOT want to renew, you STILL HAVE to write to the landlord to say so, otherwise it is considered renewed.
The present and future landlords can not kick you out without writing to you stating he/her/family wants to move in, usually at lease 3-6 months inadvance.
You just have to read the Que regulation on your lease.

One more thing, to avoid the trouble, the letter better be registered.
