The best in TD I got is P-0.9 pllus $250 notary, RBC can offer P-0.85+notary (depend on the mortgage amount, $250000 or more is $750). All these are 5-year close variable. Scotia has the variable open 5 year, they claim the best in the market, P-0.75. PM me if you need the contact information.

According to my research, Desjardin has so far the best variable rate, the problem is they don't give you good fix rate (posted-0.3) when you want to fix it. Basiclly, if you go with Desjardin, you probably won't fix anymore. Other bank might give you better fix rate (posed-1 minimum).
