中国房东？
能否告诉一下地址，以后租房尽量不和这样房东打交道。
但钱的事，最好还是有书面的。

你这理解力也太强了，我讷没看出房东能收定金。

按你贴出来的英语，大意是：在签订租约时，房东可（may）要求房东支付第一笔（次）房租，甚至可以把此做为签租约的条件。
意思就是说：比如你7月找到8月入住的房子，现在要求签订租约的话，房东可能就要求房客支付第一月房租；或者8月1日签订房租时，房东就要求房客支付第一个月房租（如房客不支付，就可不签租约）。

你说的什么定金和押金根本就没提到。

你的贴子写的不是很明确，　所谓的定金是哪个月的房租吗？　ＲＥＧＩＥ明确规定房东可以收取第一个月的房租（见上）我认为你没有理由要回你的定金, 如果那是8月份的房租, 现在电器没有到位不是你不付房租的理由, 就算8月份电器还没有到, 你也只能写信去催, 或者去REＧＩＥ申请终止ＬＥＡＳＥ．

但比如7月看好了8月入住的房子，房东一般可要求房客支付一定的钱作为（deposit），这具体金额双方可商量，一般为房租的10%左右。在签订租约付房租时，这个钱就可以作为房租抵消掉。

但房东不能以任何理由，都不能像 在中国的房东 那样收取一个月的房租作为定金/押金/保证金/等等。否则一切都是非法行为。如果房东不放心房客是否有支付能力/爱护房子等等，可要求房客提供推荐人（或先前房东的联系方式）/可对房客做信用调查等等，但绝不能以任何借口收取任何费用。

10%不是规定，而是一般当你看中一房子时，提前支付一点房租。这个比例双方协商即可。只是给予一个概念而已。

我贴的东东是ＲＥＧＩＥ的网站上写的，　人家根本没有提到什么１０％啊？　事实上人家的意思很明确，在签ＬＥＡＳＥ时房东可以要求房客支付（小于或等于）第一个月的房租作为定金．但是房东不能要求多过一个月的房租，也不能要求任何其他的定金，

但我总听说，中国房东愿意租给中国人，为什么？因为绝大多数中国人都很按时付房租。钱才是大爷。

所以，选择租客很重要。喂，听说你们华人房东都有一条死原则：宁愿空着，也不租给中国人。
