房租涨多少是合理的？

我欲租一房，房子倒还满意。可是房东在原房价上涨了5%。这合理吗？新接的LEASE（我还没和他签），房东已告知上个房客的租价。如果不合理有什么没办法没？就认了？请教各位。

I am subleting an apartment starting 1 May with 450 $ per month.
But the landlord said she can only sign a new lease with me with an increasement of 25 $ per month. She does not transfer the old lease to me.
How can I do?
