u shoud shop around (at least 5 places)and compare.
i just did this last month,finally i found TD and Desjardin are better. but depends on whish bank u r dealing with usually. the regular customers can always benifit more.

For ur reference: september:TD 5.5 5yr fixed,desjardin 5.65 5 yr fixe with refund varible.

why not try to negociate with MBO, I got 5.86% annul interest (including
life insurrance and property insurrance as well).
