buyers don't pay commission.
But, when there is no agent from buyer side, listing agent may take a cut, let's from 5% to 4% to make the house cheaper.
and sometimes, there is no agent on selling side, the asking price doesn't take consideration of commission.
by default, the agents want to close the deal quickly, this doesn't server to buyer's best interests.
an agent has more access? maybe, i doubt it. it was probably true before MLS.
if you are willing to do some homework, i don't you think you need an agent. |
