房子公证日锁匙如何交接?

请问:
办完公证手续后,通常来说,卖方和买方以及经纪应该一起到房子检查并交接锁匙吗?

还是在公证师处直接给锁匙买方,卖方和经纪都不到房子去了?

一般在90-140/月左右,好像也有250/月的 (有一个condo带公共车库和电梯,需要另外雇人管理,大概是这个价位的condo费)

August 6, 2008 – Montréal Metropolitan’s July resale market continued to defy the downward trend of other major cities by registering a slight decrease of one per cent in MLS® sales transactions compared to the same month last year. The Greater Montréal Real Estate Board (GMREB) reported 2,892 MLS® sales transactions, almost the same number of sales as last year’s July, which set an all time record for that month.

“Thanks to stable mortgage rates and an increase in consumer confidence, the resale market’s performance in July is outstanding,” says Michel Beauséjour, FCA, Chief Executive Officer of the GMREB. “A small decrease is excellent news especially considering that there was an all time record set in July 2007, when sales increased by 25%. As well, Montréal continues to shine compared to other major cities such as Calgary and Vancouver whose July sales decreased by -12% and -44% respectively.”

In the suburbs, there were increases in the Laval (+3%) and South Shore (+2%) regions, which compensated slightly for the decline registered on the Island of Montréal. The North Shore stayed constant with last year, with 634 sales, which represents 22% of all transactions for the Montréal Metropolitan Area. It is mainly on the Island of Montréal (-4%) that the resale market was less active than the same period last year. We also note slower activity in the Vaudreuil-Soulanges region, which registered a 9% decrease in transactions.
“Condominiums go against the tide recorded since the start of 2008 with a cumulative increase of sales of 7% compared to the first six months of 2007, while single-family homes show an equal decrease of 7%,” says Michel Beauséjour.

The condominium market continued its momentum with a 3% increase in sales. However, single-family homes and plexes with 2 to 5 dwellings both registered 4% decreases this past month.

Condominiums stood out in July with a 10% increase of their median price, compared to July 2007, and it now reaches $205,000. The median price of single-family homes went up by 3% to reach $231,000. And finally, plexes doubled that number with a 6% increase of their median price.

“Montréal continues to be a good real estate investment as evidenced by the gradual progressive increase in its resale prices,” says Michel Beauséjour.

The number of active listings increased by 12% as of July 31, 2008 when compared to the same date last year.

请问买房后发现洗手间的洗手池的下水管道漏水怎么办?

买房后发现洗手池连接的出水管接口漏水很严重,所以根本没办法用洗手池。当时验房师没发现,原房主用纸巾盒子放在里面转移视线。

现在可以追究原房东的责任,还是验房师的责任?

The Montréal Real Estate Market Continues to Be a Good Investment

September 10, 2008 – Median prices of single-family homes in the Greater Montréal Metropolitan Area rose by 4% in August compared to the same month last year while total sales decreased by 6%, according to MLS&reg; statistics of the Greater Montréal Real Estate Board (GMREB). Year-to-date, overall sales decreased by 4% in 2008.

“Greater Montréal’s slow and steady increase in prices reassures buyers and sellers that the residential real estate market continues to be a good investment,” said Michel Beauséjour, FCA, GMREB’s Chief Executive Officer. “Montréal’s stable market continues to defy the trend elsewhere in Canada’s major cities like Calgary, Vancouver and Toronto where sales have dropped significantly, even as high as 53% in the case of Vancouver. Even in Calgary, prices have started to decrease,” he said.

In August 2008, the median price of a single-family home was $225,000, an increase of 4% compared to the same period last year. The median price of condominiums grew by 3%, while that of plexes increased by 5%.

“There are three main factors that influence the real estate market, that of interest rates, job creation and consumer confidence. Interest rates are low and for Montréal, consumer confidence is stable. For the most part, things are going well in Montréal, but job creation is down in the last 12 months,” said Beauséjour.

There were a total of 2,685 residential sales in the Montréal Metropolitan Area in August 2008. Single-family home sales decreased by 7%, condominiums by 4% and plexes by 2%.

When looked at from a regional perspective, Montréal’s South Shore outperformed the rest with overall sales increasing by 3% in August this year compared to the same month last year and resulting mostly from a jump of 18% in condominium sales.

On August 31, 2008, the number of active listings increased by 11% in comparison with the same date last year.

问题续:如果我已经买了房子,没有使用RRSP。下次再买房的时候,可以使用RRSP来买房吗?

哪位高人知道,如果用RRSP的钱买房子,最多可以用多少?有没有次数限制?
我现在的RRSP里面没多少钱,如果RRSP买房只能用一次的话是不是等RRSP累积多些再买房合适呢?

请教LZ有关政府评估房价的问题

感觉近几年政府评估的房价涨幅很大,因此地税与学校税相应提高很多。请问LZ,如果对政府的房价评估提出质疑,通常会有怎样的结果?
