我谈的是CIBC, prime-0.8%(4.45%)5 年varible开放,随时可改固定,不过固定是以当时的标准固定利率减去1%,没有罚金,听说有些银行要收罚金, and u can pay 20% more every year without penaty。Dejardin is first year

prime-2%, , 2 to 5 year, prime -0.3%. CASH BACK of interest that u paid, it is depended on how much they make profit every year. Maybe is 0.5% of the interest that u paid. But if u want to change to fix rate during the 5 years, rate will be standard fix rate-0.3%. Now the standard fix rate is 7.19%.
I haven't decided which bank i will chose yet. however, u can ask the banker do the comparasion, and then check how much banlance left after 5 years.

In this time, i like variable rate because rate is going down. everybody say that.

Even the rate will go up, u don't need to change your monthly payment, just extened your morgage year. Anyway, the house morgage rate is very low. If u need money in the future, u can't get money better than the morgage deal.

Firekity, when I talked about CASH BACK with Desjardin, they said it's 0.5% of whole amount mortgage, so when he tell me the rate is 5.6%-0.5%=5.1%

when my parents first year immigrated to here, 2005, their condo mortgage rate is 4.5% <- 3 year fixed rate

bank representatives are not stupid. why would they agree to pay 1000 bucks more when they are already losing money by giving you a lower rate?

BMO will agree to pay the notary, my rep. proposed it to me before, however, the condo I buy need their norminated notary. so bank cannot help with it.

我对这个方面一窍不通,所以如果问题很幼稚,请不要见笑。
:confused: Closed variable rate?是不是说这个浮动利率在规定的期限内是不随着市场的变化而变化的?
:confused: Closed fixed rate?是不是说这个固定利率是不能改变的?
:confused: Open fixed rate?反之这个固定利率可以改变,但在什么情况下呢?

这个问题不幼稚. 不见笑.

fixed or variable 指的是利率.  假如fixed, 利率不变(当然, 协商后也能变), 假如variable一般以银行月头的利率.

open 或close 指的是付款数.  close不能多付(但也不一定, 银行经常容许增加付款数, 也都容许一年一次或两次付15%), open就更随便了, 几乎想怎么付就怎么付,当然指的是多付, 少付就不好了.

我听人说, 利率特别低的以后有可能不方便.  特别注意头年特低的.
