Not bad, I think. Especally it's OPEN rate. But I don't think you got this rate from a chartered bank... How about the notary fee?

Anyway, it's good rate.  FYI, from yesterday the Prime rate was decreased to 4.75%.

I talked to one of my friend in Toronto, last year he got a rate of p-1, fully open, that is crazy!

Toronto 's real estate is quite different from that in Montreal. More robust and dynamic. Do you happen to know the  Bayview area between  yonge and leslie? That happened a lot! Even the condo in downtown gained that much value in 12 month. The way builders sell is alos quite different, they allow buyers to flip flop ,you can sell your condo before closing,so you can make a profit with government knowing it.

I got a Line of Credit at 80% of the house price.  P-0.60 plus $1000 cash.
