我都不知道要相信谁的了?

不是前两天[color="red"]AUG.12, GAZETTE刚说了[color="Red"]CANADIAN HOME STARTS DOWN..

看看同是7月的数据,结果完全不同。。。哪位明白的指点一下。。。

However, if you just compared July of this year with July of last year, starts in Quebec were [color="Red"]down, to 3,080 from 3,348. The [color="red"]big losses came in the major urban centres.

The Montreal area slid to 1,424 from 1,737 last year,[color="red"] a drop of 18 per cent. However, Stephane Duguay, a market analyst with CMHC, said the demand for homes is still steady and unlike the rest of Canada, multiple housing is doing well.

"Segments of more affordable homes, such as semi-detached and row houses, are currently managing better on the market," he said.

However, condominium construction [color="red"]dropped 13 per cent, and single-detached homes were [color="Red"]down 19 per cent.

Breaking down the areas, Vaudreuil-Soulanges saw growth of 32 per cent, while the North Crown - including Laval, the North Shore and St. Jérôme - dipped only three per cent. [color="red"]The island of Montreal was down 10 per cent. [color="red"]The South Crown - including Longueuil and the South Shore - was hardest hit, down 51 per cent.

Across Canada, t[color="Red"]he seasonally-adjusted annual rate of housing starts unexpectedly fell to 132,100 in July from 137,800 in June - a loss CMHC attributed to the volatile multiple-housing market.

Economists had forecast a seasonally-adjusted rate of 145,000 starts.

"[color="red"]This was a fairly disappointing report, and it suggests that the buoyancy that has been seen in the past two months in this segment of the housing market hasn't gained much traction, clouding an otherwise positive tone in Canadian housing market activity," said TD Securities economic strategist Millan Mulraine.

这文章是说新房的吗?后面可能有CONSTRUCTION字样。前面开头可是只字未提,一般开头就是总结全文。。。
SINOQUEBEC为何不用季节性调整后的数据?
你的意思,是不是一季节调整后交易量应该更强?因为7月分大家大家都体假了,本来就不应该多?

想起来了。你说的不对。。因为已经是季节调整后的数据了,每年都是7月份放假。

还有,二手房量十几%的涨,新房量十几%的跌,没有道理。。两个数据应该是基本保持一致的。

朋友,第二个字不就是“starts”?还不算“总结全文”?

不太明白你的意思?第一句是总结全文,意思是说Montreal, Quebec and Canada的房屋不象经济学家估计的那么热HEARTY。。。。

这句话我的理解是:蒙特利尔,魁北克和加拿大的新建房也许并不如经济学家希望的那么火爆,但CMHC坚持认为该行业在2009年余下的日子里将继续改善。

Housing Starts就是指“新建房”
