这属于短期炒房的,想尽快卖出去以避免承担更多的损失(地税,学校税...), 所以赚得有限,除去装修费,经纪费,增值税(如果不是第一次购房那就是50%啊),真还不剩什么。不过也能看出来这高价是怎么形成的,转一次手的费用是好几万啊, 而买家还得赚一点,这价格能不高么?
但是说实话,1600不算大呢,几乎跟岛上的新半独立屋是一样的面积 (22 x 40, 价格32-33万左右, http://www.levalencia.ca/), 而楼上说价格都能喊到50万, 可见南岸的房子是真比岛内“便宜”
另外就是岛内的房子一般用材要比南岸的讲究, 外墙几乎都是石头和砖, 很少有vinyl。而且内部装修起点要高一些, 至少是硬木地板和木楼梯, 而在南岸很多都是地毯, 需要升级

I knew how much that house was purchase from builder and how much it was re-sold. I got the data from the real state agent.
First owner bought from builder at 350,000 without finishing basement. The first owner finished basement and re-sold it at 39,9000. That house is around 1600 sq feet excluding basement.
So you can tell there is no big gain if the agent fee and basement finishing fee are excluded. |
