哪里的房子值得出手？有好事者做了一个系统评估，从房屋的价值/上涨趋势/当地经济状况三个方面对加拿大的主要城市进行了评级，结果是：温莎人2年收入买套房，温哥华人得7年。蒙特利尔呢？辛酸，倒数第一：价值评估为D－－最低，上涨趋势为B，经济评级为C，综合评级为C－－最差。
现在经纪们异口同声地忽悠人抓紧买房，我看有一天，现在买了房的会异口同声地哭骂经纪的。


Never completely trust what newspaper said, just trust your own feeling from the guts. For example. Everybody says Ford is not good brand for car, but I had two of 2nd hand ford in 10 years. All are great. I used them more than their value (I never spend more than $3000 for a car or van).There are lots of real good old houses in Montreal. my oldest one was build in 1895, youngest was build in 1928. All are in pretty good condition. I never will buy new condos or houses for investment. I just love live in old style of triplex in downtown. So many people feel not good in Montreal and move to Toronto, United States or China. I just love it here. I never will move to somewhere else in Canada or United States for living purpose. By the way my french is COMME CI COMME ÇA

有很多啊。各个银行都有的。是最基本的。
有加权的。也有各种大盘的。
不会投资的担心风险的就长期投大盘指数股。傻瓜投资书的RULE.

至于生活质量好坏，难言尽。
我生活的小村，HOUSE价格有几千一套的，地税等300多一年的，医院、养老院、警察局、学校、高尔夫、公园、乡村景色等等。还能动的，周游世界；不能动的，小村就像一个大家庭。至于谈到钱，如果有先生心思，就不会有穷的加拿大老人。事实上，与他们熟悉了，经常能听到他们感叹不差钱，钱无用。

Montreal is the best city in the world for me. Here are so many great festivals in summer. I heard it is 2nd happiest city in the world. It is just perfect city size for living, not like Toronto you always stuck in the traffic jam and less colourful culture life and much more competitions in every field. I live in downtown Montreal it is walking distance for everything. I hope more people to find the beauty of Montreal and invest here. I really appreciate what Montreal did it to me.

Could you please tell me how you calculate the return rate of a multiplex property？ I am trying to buy one but feel they are really too expensive now. I am afraid the history of the housing market would never repeat again in the future like the year 2002 to 2010.

For example. I got one triplex for 325k(with 10% down payment) in plateau near parc lafontain with rent of 25800(all are 3 bedrooms 5 1/2) yearly at the beginning of 2009,municipal +school tax is 3300.insurance is 70 per month. Invest other 15000 for renovation on 3 floors. I rent last July each $1100 per month nothing include. I got 5 year fixed rate for 3.85 in 35 years. I total invest 32500+3750 welcome tax+15000 renovation cost=51250
Expense: every month mortgage is 1306+70 insurance+275 tax.

You cannot find such deal now. I got another one similar location this year only has 13% return rate so far without any renovation and rent increase. Wait the better timing to buy. There are many good chances you just have to spend time to find them. If the old way not working anymore, figure out some new way, new place to invest. Always challenge yourself and be the one who dare to eat the crab at first,but take the risk which you can afford it.

300K买理财的GIC吧。有能保证6%的。

长期投资。多少年算长期？买大盘指数股吧。历史上看长期每年涨10%。无地税维护等。
历史上房子也就一年涨6%, （请再去除地税和维护）。加拿大很多热区比2008年就跌过了。

如果你分不清GIC和BOND，还是不要投资了。Bond20% 的也有。

我不会一个一个打电话去找一个骗子的。：）
