The law in Canada protects the tenant's right in many aspects.  You can go to the Quebec Housing Corporation (Tel:514 873 8130) to complain the landload.  They can help you.

You are still leagly a tanent in fact. Every disput between you and your landlord has to go through Rental Board(a court to settle disput between tannet and landlord). If you pay the rent by check. Keep the return check as a proof of the fact that you are living there as a tanent. If you pay the rent by cash ask the landlord for a receipt. Pay the rent on time. Demand the landlord for the necessary repair by sending the landlord a register letter telling him that "if you do not fix the problem within 12 days, i will call in the professional to do the repair than you have to pay the bill or i will deduct the amount from the rent". I bet he will respond you immediately.
Remember this: you are a tanent and you entitle all the right as a tanent with a lease.
