Montréal launches a new HomeOwnership program for families!
N.B.: Applications for financial assistance can only be submitted towards the end of April, once the municipal council has adopted the new program and it comes into effect.

Households with children who take advantage of this program will be eligible to get six months of free public transit access on purchase of a one-year OPUS full-fare pass. These families will also receive two free Accès Montréal cards.
Important:
- Each applicant must prove that he or she has not owned a residential property in Québec over the past five years.
- To be considered a household with children, at least one child must be less than 18 years old on the date of purchase or be born within six months of this date.
- A “family housing unit” is defined as a new residential unit that includes at least five rooms, three of which are bedrooms, and has a minimum floor area of 96 m2 (1,033 ft2) as per the survey certificate.
- Duplex: Residential building that includes two above-ground housing units, with one of them being offered for rental, and not containing any other main use.
- Triplex: Residential building that includes three above-ground housing units, with two of them being offered for rental, and not containing any other main use.
- New properties must be registered under a warranty program for new homes.
- When financial assistance is approved on the basis of an accepted offer-to-purchase, the transaction must be completed within 18 months of signing the offer; applicants then have six months from the date of purchase to provide all documents required to receive payment of the financial assistance.
- When the application is made on the basis of a deed of sale, it must be submitted within six months of the signature of the deed.
- Applicants then have six months from the approval of the financial assistance to provide all documents required for its payment. Applications for financial assistance can only be submitted once the new terms and conditions come into effect, towards the end of April.
Examples of financial aid:
- A family of first-time homebuyers with children buys a duplex for $345,000. The family will occupy the ground floor and a tenant occupies the top floor.
- The household is eligible for a reimbursement of 100% of the real estate transfer tax (“welcome tax”), which is $3,675.
- A family of first-time homebuyers with children buys a new “family housing unit” with three bedrooms and a floor area of at least 96 m2 for $285,000.
- The household is eligible for:
- a reimbursement of 100% of the real estate transfer tax (“welcome tax”), which is $2,775 and
- A lump sum of $12,500
- Total subsidy: $15,275
- In addition, if it is a housing unit built under the SHDM’s AccèsCondo program, the household would also be eligible for a $28,500 purchase credit.

The lump-sum subsidies provided in this program are funded jointly by the Société d’habitation du Québec (SHQ) and by Ville de Montréal as part of the Rénovation Québec Program. The Canada Mortgage and Housing Corporation (CMHC) contributes to the assistance provided to low-income households.
