Usually the broker asks the seller to set up the asking price, and he may give suggestion to adjust it if necessary, depends if the asking price is set up too low or too high. I have sold 2 properties with 2 different agents, one white woman one chinese guy. They all did the same thing. They both even asked me to set up a reasonable asking price if I really wanted to sell it faster. The longer holding time of the property, the less chance to sell higher price, so the agent wouldn't purposely force an unreasonable asking price for the seller, for them, they want to sell your property as quick as possible to make quick money.
But, there may have a couple of exception.....which I may not know.....

说实话,我是第一次听说经纪硬要为卖家故意定高价的(因为这无疑是在为难自己)。一般情况,在与卖方商定标价时,经纪为了容易卖出,会将价格压得偏低一点。但卖家往往要往高处报,最终的结果是互相折中一下报个比卖家心理底线高出5%-8%的价格。你的那个经纪一定是脑袋进了水,偏要干为难自己的事。请告诉我这个经纪是谁,我下次卖房一定找他/她。 |
