现在利率低是不争的事实,都担心六月份后利率会上调。
不过银行的理财师劝我先选浮动利率,他的理由如下:
现在固定利率和浮动利率的利差是1.5%,他给我看从2003到现在的利率变化情况,
即使在经济最好的时候,每年利率最多也就加0.75%,
也就是说等那时的浮动利率追上现在的固定利率时,时间已经过去了两年或更长的时间。
我也被他说糊涂了,想听听大家的意见。

你的“理财师”可能也是菜鸟,或是在误导你。查一下加拿大的prime rate的历史就知道了:Sep 8,2005 4.50%, May 25, 2006 6.00%, 8个月净增1.5% 。美国也差不多。正是利率的快速上涨触发了房贷市场的崩溃。 只不过遇到百年不遇的金融危机,为刺激经济才又降到现在的2.25%。对于银行来说,发放浮动利率贷款的风险较小。这就是为什么银行的“理财师”或贷款经纪们有意无意地把你往浮动利率那儿引的原因。他们也可以拿到较多的回扣。

But financial safety will never come at a cheap price.
I just chose the variable rate even I am a first time home buyer. The reason is that
1. I am comfortable with the fluctuation of interest rate.
2. The penalty of variable mortgage is just 3 month of interest. At current low variable rate you can always break it at a cost of nearly nothing when you see a sign of rate jumping dramatically, which I doubt could happen in such economy.
The bad thing with variable is that you have to always keep an eye on the mortgage market and the economy trends.
