Why so many chinese are still living there?
Before you move in, you do not know Richard is such a bastard. Even you heard about it from others, you don't believe it. Like my neighbour, I told her there is cockroach before she signed the lease, She doesn't care.
Like me, once moving in you can not move out easily. If you break the lease, the new landlord need his reference (he never answers his telephone) and you have to find one to continue the old lease. I am sure the successor is also a chinese.
Most of the tenants hate him, about ten chinese sued him or were sued by him in the rental board. This is why one of his building (his office in it) is scratched by someone in one evening.
Just explain something.

Yes, according to the law it's 15 days from the landlord received the registered letter that he can use to decide whether accept this sublease.

You do need the landlord's signature from Canada Post
Your receipt from Canada Post means that you have sent the message out to the landlord. However, without the landlord's signature from Canada Post, you can not convince the judge that your landlord received your letter.

You don't need Richard to inform you that he received your register letter. The receits that you get from the post office is the evidence. It shows when you send out the letter. You only need to prove that you sent out the letter.

可不可以是斗争更具有理性和策略性?
1.比如加入到新移民讲座中,可组织老住户和现在的住户签名,(一定要证明在这里住过/住着!!!,这样,华人社区的工作者,至少可以在讲座中以个人名义,说一声"据说.....的房东比较TOUGH,你们可以打听一下")一劳永逸地减少受害同胞,但情况要属实,会更有说服力.
2.有了签名,集体捐个"STICKY"放在论坛里.
---这样有望保护更多同胞又替你们出口恶气吗?
如果发生在韩国和日本社区,一定也会做得很出色(粪青别骂我)

130, 140 De L'eglise的蟑螂最近极其猖獗, 已经雇人杀了5,6次了, 反而越来越多. 米袋,面袋都被咬破了, 恶心! 有人告他? 他请人来各家检查卫生, 不但解决不了问题, 还的有同胞受累.
