请问明珠小区和New St-Laurent的Back to Back(8户) Townhouse怎么样

btw the one developed by montclair is not in brois-franc. it's in new st-laurent.  new st-laurent is cheaper than brois-franc.

应该就是在2008年底和2009年初,房市是在下降的时期。
那时就是BOIS FRANC满街都是待售的牌子的时期。愁卖。现在不愁了。

Montclair has been building different types in different locations inside bois franc since years. I don't know where exactly their new project on Cavendish but I remember that it is right beside the phase 3 townhouses. And I am sure that the new project on Cavendish is the condos, not the touwhouses.

I doubt that the location is in new laurent. It should still be on the right side of Cavendish (when facing Henri-Bourassa)

It depends. Some mental people are asking too much and it does not sell quickly....I know a Korean family is selling their condo on Alexis-Nihon asked for 398K in this spring. The condo is 5 1/2 with 2 garages but it was built in 1998. And I saw the pictures, nothing impressing me, and right under the frequent flights area. Don't know what they think ... Last month, they reduced asking price to 392K....seems like the sell is not happening well and they had to lower the price. But still, this kind of condo at 392K is not reasonable at all.

你不信了。2008年底和2009年初市场真是不一样的。
后来我们去问新房的时候,开发商自己都承认前几个月的给的是特殊OFFER。
我记的我们问的价格比你买的还好点。当初我们都问过的。(如果没记错的话,是47.6万全包括,包小册子上全OPTION)
开发商就是这样的。他们看市场情况。
往上调价没有人会抱怨的。反正买的晚买的贵是正常的。
买的晚,但是尾巴,有时也会有OFFER.

I did not mean the new projects. Surely 买的晚买的贵是正常的. Yeah I remember as well at the beginning of 2009 my husband and I went to check those townhouses, and it was somehow about $470K or $480K (not sure about the options). At that time we just moved into a condo so did not feel like moving again.

What I meant is that, not everything in bois franc 不愁卖.

刚买了new st laurent的房子

今天做了inspection,一切都正常(500+Tax,心疼)。3卧室带阁楼,corner unit,大后院(very private one),中央空调,中央吸尘,中央空气净化,中央humidifier, fire place(propane)。双车库。每月condo fee 130$ ,含火宅保险。1分钟到215汽车站。还不错

另外,专门晚上去那儿听了一下飞机的声音,一点没听到。这对我们是最重要的。

凡是共享车道的TOWNHOUSE都会有CONDO费。双车库的一定是共享的。
还有可能再加草坪。

其实,condo fee相当于是用于自己身上,有个专用账户。费用用于除雪,花草维护,火宅保险,剩余的进专用账户。等到该换roof的时候就彻底用上了(当然大家还要补钱)

We don't pay condo fees, but only for snow removal and the grass in front, $35 /month.
