The one at marcel-laurin is done by a jewish builder, and usually jewish does not include the parking lot in the standard condo price, but their 内装修不错 it is true, very high end materials and deco, very beautiful (that means it increases the future value of the property). I am unable to give you too much suggestion because I don't know about your budget and requirements on condos. Like my friend, her budget was controlled max to 200k, so for her, it is not worth to buy at marcel-laurin because she cannot afford, and she does not care if deco is bit cheaper. So nouveau st-laurent is better for her.
Yourself should go to the sales office in nouveau st-laurent to ask for the price for the same living space (974ft), and then compare apple to apple. And keep in mind that, the phase 4 in nouveau st-laurent with the similar living space might not be cheaper than the ones at marcel-laurin. Then, from there, you will need to compare the materials, the deco, the convenience of transportation (if you drive or if you take metro), the noise, the sunlights, etc, to decide where to buy.
