请问明珠小区和New St-Laurent的Back to Back(8户) Townhouse怎么样

多谢你的信息。我在marcel-laurin看的4个半面积是974的,230k,车库要另外加165k。里面内装修不错。这样看来是不是性价比差不多呀。觉得你买房挺有经验的,给点建议吧,先谢了。

好象没有复式的. 我朋友定的那个四半面积是880, 网站上没什么特别的信息, 最好要自己去跟那里的BUREAU DES VENTES看详细的图纸. 19万3那个是三期的末尾了, 不知道还有没有, 你赶紧去看吧, 四期的可能就会稍微贵了些. 而且特奇怪的是, 户型相同在她二楼的人居然还便宜些, 才18万多, 三楼的和她一楼的一样贵....按理说是越上越贵的. 可能是送了她一个小花园的原因. 我朋友在岛内看了一圈下来, 一手二手的看了好多, 比较下来还是这里的性价比高. 但是最好你要有车, 否则得坐公车去地铁站.

The one at marcel-laurin is done by a jewish builder, and usually jewish does not include the parking lot in the standard condo price, but their 内装修不错 it is true, very high end materials and deco, very beautiful (that means it increases the future value of the property). I am unable to give you too much suggestion because I don't know about your budget and requirements on condos. Like my friend, her budget was controlled max to 200k, so for her, it is not worth to buy at marcel-laurin because she cannot afford, and she does not care if deco is bit cheaper. So nouveau st-laurent is better for her.

Yourself should go to the sales office in nouveau st-laurent to ask for the price for the same living space (974ft), and then compare apple to apple. And keep in mind that, the phase 4 in nouveau st-laurent with the similar living space might not be cheaper than the ones at marcel-laurin. Then, from there, you will need to compare the materials, the deco, the convenience of transportation (if you drive or if you take metro), the noise, the sunlights, etc, to decide where to buy.

Forgot to say that, it seems that there is no such a demo condo for you to see their materials and deco in nouveau st-laurent. But you need to ask them questions, like if the bathroom has the seperated shower, if the counter in the kitchen is granite, etc. These features will definitely increase the value of the condo. As far as I know, the standard deco (you don't need to pay more to upgrade) in marcel-laurin is very high end.

The 性价比 of the condos at marcel-laurin is good as well. You need to compare the details.

是啊。我觉的是个很好的强迫走路的办法。别人住四层楼,每天只上下楼的要爬。
这种楼好,在自己家的要天天爬楼梯。的确非常健身。
也有好处,晚上在三楼卧室想吃东西了,或在四楼书房,一想到饭厅在一楼,算了吧,非常有效的减少找东西吃的现象。对身体有好处。

I didn't 抬杠, I thought you did 抬杠. But anyway, of course I understand that the terrain is good, and of course bigger terrain is better....but money is limited.

I in fact could have another choice which has a huge terrain in the back yard, at least a 20x80 yard, and the else is the same size. The price is $530K instead of $520K. I ddin't choose it. Did I make the wrong decision? I am always asking this question by myself these days. I don't know....maybe I should have chosen the large terrain one but maybe not.... I just wonder what I can do with that big terrain? I won't be able to build a house there anyway....to grow trees?

车库这么贵吗。16.5万?

这边两个卧室的去年我问的是25.7万。但是面积大。1500SQ.FT. 因为是复式。我觉的价格不错。因为当时看网上二手的还很贵的。也没这个大。

都是印象中的价格和数字。可能有误。

我要是你的话,我选大的。
一是因为大的值钱。现在你要买地的话,得45左右一SQ.FT.
二是大地在BOIS FRANC很难得。孩子们可以在后院玩什么的。小的玩不开。
