请问明珠小区和New St-Laurent的Back to Back(8户) Townhouse怎么样

哪有后院。后院是另一家。有个很小很小的前院。

不过好象前院的草坪包括TOWNHOUSE的都是有人为你管理的。当然你要付钱的。好住是省钱。
买房时价格也是含LANDSCAPE的。因为别人为你管理。

那就是TOWNHOUSE了。不叫背对背TOWNHOUSE CONDO了。

There are different kinds of project in Bois Franc. The townhouse of phase III in Bois Franc do have backyards. My new house is purchased there, in the middle of golf lands (they are closing the golf lands for building new houses), mine is 20x40 (2600ft), double garage, 4 floors including finished basement, with a regular terrace plus terrain, $520K. The house is going to be finished in this Oct. No condo fees, pay $35 a month for snow removal only.

我觉的传统的TOWNHOUS有后院。有自己的小后院。没有共管区。自己管理。
现在明珠小区的新建的TOWNHOUSE。没有后院了,给你一个20X20的DECK,DECK就是车库的道。还有共管区。就是车库。有人给你打扫的。草坪也是有人管的。当然你付点钱。

背对背的叫TOWHOUSE CONDO. 就是内部结构像TOWNHOUSE。但是CONDO式管理。

你这个价格是不是CORNER UNIT吧?
20*40*3=2400怎么会是2600SQ.FT呢。把地下室也算上了?
那你的价格含LANDCAPE吗。


我去年看房子,新ST-LAURETN的TOWNHOUSE, 四层的。大小忘了,但是不小。占地很大5000多SQ.FT. 因为前面有很大的地。包LANDSCAPE, 加上HEATPUMP, 一共47.9万。但是一个月90元。因为GARAGE有共享,要有人打扫的,含部分保险。我觉的比BOIS FRANC的要便宜很多。

P.S.前两天我看到BYTHEOWNER上有个背对背CORNER UNITE, 要价46.9卖了45.3. 了。去年我问的新的才要40万。地大地小的略有不同。

像这种后院有多大的呢?

Yes, it is 20x40x3+finished basement=2600ft, the living space should not count the finished basement?
The backyard is 30x26
price includes landscape. No, this is not a corner unit. corner unit will be min. $600K.

You cannot just look at the prices of the houses, there must have reasons for the lower price or higher price. I also went to nouveau st-Laurent for comparing, and I found the materials they are using in nouveau st-Laurent are much cheaper than the one I am buying in Bois-Franc...both the parts you can see (the sinks, floors, closet, stairs......) and the parts you don't see (the pipes and wall stuffings). The house in phase III in Bois-Franc are all using gas heating, including one fireplace (gas), which is much more efficient than electric heating system. Plus, the garage I am having is double garage, belong to my own, not sharing with others. I don't pay condo fees. Personally, for about $50K differences, I won't buy in nouveau st-Laurent. The builder in nouveau st-Laurent is an Italian company, and personally, I don't like Italian builders - they are famous in cheap quality.
