请问明珠小区和New St-Laurent的Back to Back(8户) Townhouse怎么样

Yes 复式 condos in a big building will have the lower ceiling, even for a single level condo.....big building is this way.

再想想我觉的可能是每层高度的问题。
可能根本原因是复式每层不够高。所以成本低。

If your budget is ok, then you probably should buy the one at marcel-laurin.....it is close to metro and it has much better materials and deco. And you should definitely buy the parking lot. Without a parking lot, the condo won't have the same resell value as the one does.

My friend who bought the one in nouveau st-laurent would also buy at marcel laurin if she had enough budget, as she told me. The condo there is much nicer.

多谢你这么详细的信息。我没有太大的预算束缚,总的原则是性价比高,以后出手快,升值快。毕竟还是想3年后买house。昨天和我的买房agent聊天,他不建议我买那边,说本身是condo,而且又有飞机,铁路和公路。周围在卖的condo也不少,这些都是以后resell很不利的因素。。。呜呜呜。。。

Forgot to mention the ceiling. Does the building you are looking at marcel laurin have only total 2 or 3 floors? If that's the one, then the ceiling there has 9" (I was told by the sales), which is very good. But the ceiling in nouveau st-laurent is lower than 9", because it is in a big building.

是1.65万,两个卧室1157SQ.FT. 复式要27.8万,我问的。marcellaurin这边。

你不要听JJ的, JJ的话可不一定对的, 如果他是专门代理那个MARCEL-LAURIN的JJ那就更不要听了. 关键是自己要喜欢, 要适合自己.

当地人在那里买房的不多? My neighbors are all 当地人. Not sure where you got this statistics. There are much less immigrants here than downtown and LaSalle. BUt anyway, I don't have problems with immigrants.....because we are all immigrants, haha. And the whole Montreal is full of immigrants everywhere anyway.

I went to check the 挖出来的土, they are 土, not something else. Good point though.

我不想争辩,只说两点:
一, 我没有歧视移民的意思,就像你说的我们就是移民,我的意思是移民来这里时间短,再加上语言等各种原因对当地很多事并不是很了解,尤其是过去的很多事情,而当地人比我们清楚的多。至于你附近近十年来的新开发区的居民究竟是移民多还是当地人多的问题很好解决,查一下最近一次人口普查的结果,看看人种分布就行了。
二, 你挖出来的是不是土不重要,15年前在那里还没开发前,那里是一大片树林,可所有的树的年龄都差不多,20-25年,是统一人工种的。如有可能再去找找那片地在70年前后的照片看看。

我只是想告诉所有的同胞,对大多数中国人来说,买房置业是一生中的大事,千万要小心,不要轻易听信开发商,经记和政府的呼佑,一定要看准。

共5层,说是9‘高。离marcellaurin街很近的那个开发商那家。lefairement什么的。

我的买房JJ是原来一直带着我买2手house的,我一直没买到合适的,所以才开始考虑买这个新condo。一年多的接触,觉得他还是很为我着想的。

复式27.8万+1.65w的车库, a bit too expensive, you could find the similar thing at a bit cheaper price in Bois Franc. And you won't face the highway and you won't hear the cars, with a nicer neighborhood.

How much is the condo fees there?

But if this is the 1st time for you to buy property, you can get some government refund from the one at marcel-laurin since it is brand new.

If you near the highway or some big street, you will be bothered if you open windows because it will be too noisy, plus too much gas smell and dust from outside, more pollution. That's why I said, if you live in some area such as Bois franc (I am not trying to recommend bois franc, just give you an example), you can open your windows anytime because there is no gas smell and noise from the street. I always open windows in the summer.

You said your agent does not recommend you to buy condos at nouveau st-laurent, and I said do not 100% believe him, especially if he sells for marcel-laurin. I was just trying to say that JJ is not always right.....but if he has absolutely no benefit invloved on where you choose, you might consider a bit.
